Lot Grading & Land Leveling in Naperville

Grading is how you make water run where you want it to instead of where it wants to go. If your yard stays wet, slopes toward the house or has low spots that collect water, regrading is usually the first and most cost-effective fix.

Signs your lot needs regrading

  • Water pools next to the foundation or in the middle of the yard after rain
  • Soil near the house has settled and now slopes toward the walls
  • Soggy areas that stay wet for days or never dry out
  • Wet basement or crawl space after heavy rain
  • Bare patches where erosion keeps washing soil away

What proper grading looks like

Building codes commonly call for the ground to fall at least six inches within the first ten feet away from the foundation, so water leaves the house instead of soaking in beside it. Past that, a lot should slope gently toward a street, swale or other drainage path, not toward a neighbor's property.

The work typically means removing and setting aside topsoil, cutting and filling to the correct slope, compacting the fill so it doesn't settle, and finishing the surface smooth. After that it's ready for seed, sod or hydroseed.

Before we dig

Illinois law requires that underground utilities be located before excavation. Dial 811 (JULIE) at least two full business days before digging so lines are marked. We build that into every schedule.

Questions about this topic

How long does grading take?

A typical residential regrade is a one- to three-day job once the utilities are marked, depending on the size of the lot and how much soil has to move.

Do I need a permit to regrade my yard?

Minor regrading often doesn't, but larger changes that affect drainage can require approval from your municipality. Check with your village or city before work starts, and we'll tell you during the estimate if your job is likely to need a permit.
